A great result for Meppershall!

CBC has finally refused a planning application for 38 homes proposed at the rear of 7 Shefford Road after the initial application was submitted in October 2022. Summary reasons for refusal are:

  1. Outside the village settlement envelope.
  2. The development would not respect, retain and enhance the character and distinctiveness of the local landscape.
  3. Absence of up to date reports presenting the findings of an Ecological Appraisal.
  4. The development seeks to connect to a foul drainage network at a Water Recycling Centre with insufficient capacity to accommodate the additional flows and insufficient information provided to demonstrate that the infrastructure improvements would be completed prior to occupation.
  5. Absence of a completed legal agreement securing financial contributions to offset infrastructure impact.
  6. The development would also fail to provide affordable housing, custom build, Biodiversity Net Gains and appropriate arrangements for open space provision as well as management and maintenance.
