Another great result for Meppershall!

The Planning Inspector has dismissed a planning appeal for 9 dwellings proposed on grassland to the West of Shillington Road (abutting St Marys Church) after the initial application was refused by Central Befordshire Council in Novvember 2025. Summary reasons for dismissal are:

  1. Public benefits of the development would be insufficient to outweigh the level of harm to the designated heritage assets, which collectively are considered to be significant and to which great weight is attached.
  2. No clear and convincing justification for the harm to the significance of the designated heritage assets.
  3. Harm to the character and appearance of the wider area and harm to a non-designated heritage asset.
  4. Consequently, the proposal would not comply with  Policies HE3, HE1, HQ1 and EE5 of the Central Bedfordshire Local Plan (CBLP).
  5. The proposal would have a harmful effect on highway safety. It would therefore conflict with CBLP Policy T2 and the NPPF which seek to ensure that developments provide safe and suitable access.
