Neighbourhood Plan Consultation - Meppershall Conservation Area Extension

Your village, your future, your chance to have a say

The Parish Council, in conjunction with the Neighbourhood Plan Steering Group, are working together to produce a ‘Neighbourhood Plan’ for Meppershall. Neighbourhood Plans are written by and based on the views of the local community – the people who know and love the village. The Meppershall Neighbourhood Plan will set out the vision, aims, and aspirations for our village and sits alongside the Central Bedfordshire Local Plan 2015-2035. The Neighbourhood Plan policies, along with those in the Central Bedfordshire Local Plan, will be considered by the Planning Officers when determining planning applications. This is our opportunity to shape the place we live and visit over the coming years.

Meppershall Conservation Area was designated on 12th February 1981. The schedule attached to the designation described the extent of the Conservation but provided no detail about the merits of the area. The Parish Council intend to request that Central Bedfordshire Council prepare a Conservation Area Appraisal and at the same time, consider extending the Conservation Area to cover Monks Pool.  When the Conservation Area was designated, residents helped to provide the evidence to support the designation. Your views are sought on whether you would support an extension to the Conservation Area. Two options are shown on the map below. If you would support the extension, we would like to know which options you would support.

OPTION 1

This option extends the Conservation Area to include Monks Pool. It also includes Meppershall Lower School and No 105 High Street (Roger’s Bakery).

OPTION 2

This option would also include the meadow (The Coneygate) on the eastern edge of the village. The meadow has historical significance for the village. It is delineated by Kings Path (Public Right of Way Footpath 9) with a strong field boundary hedgerow, and Stondon Road.

The Map shows the existing Conservation Area, the Scheduled Monument (The Hills Motte and Baileys), the Listed Buildings, and the two options for extending the Conservation Area.
